Long Term Care Homes
What is a Long Term Care Home?
Long Term Care homes — commonly known as nursing homes — provide around-the-clock personal and nursing care for seniors whose needs exceed what can be managed in a retirement home setting. LTC homes are regulated under the Long-Term Care Homes Act, 2007, by the Ministry of Long-Term Care.
Funding & Rates
The Ministry sets resident rates, reviewed annually, with different tiers for newer (Class A) and older (Class B/C/D) facilities. The number of LTC beds is strictly limited, and waiting lists are consistently long — resulting in highly predictable occupancy and a stable Net Operating Income.
Investment Profile
The combination of regulated rates, guaranteed occupancy, and stable NOI makes LTC homes particularly attractive to institutional investors including REITs and pension funds.
